Learn About Tracy Stephens

When it comes to buying or selling land and rural property in Northwest Arkansas, local knowledge matters. Understanding the land, the communities, the market, and the lifestyle can make a significant difference in a real estate transaction. For more than two decades, Tracy Stephens has called Northwest Arkansas home and has built his career around helping people buy and sell properties throughout the region.

As the Broker and Owner of United Country NWA Real Estate, Tracy specializes in Northwest Arkansas real estate with a particular focus on land, farms, ranches, hunting properties, recreational land, timberland, lake properties, acreage, rural homes, and investment properties.

A Deep Connection to Northwest Arkansas

Tracy is a lifelong Arkansas resident and has lived in Northwest Arkansas for more than 27 years, spending much of that time in Fayetteville. His long-standing connection to the area has given him an in-depth understanding of the communities, rural landscapes, and unique opportunities throughout Northwest Arkansas.

In 2015, Tracy purchased the Fayetteville United Country franchise, which originally opened in 1928 and is the oldest United Country franchise in the United States. Three years later, he expanded the company by purchasing the United Country Huntsville franchise, strengthening the company's ability to serve clients throughout Washington and Madison counties and surrounding rural communities.

Today, Tracy and his team work with buyers and sellers throughout Northwest Arkansas and across Arkansas.

Specializing in Land and Rural Real Estate

Northwest Arkansas offers a wide variety of real estate, from growing communities and suburban homes to expansive farms, wooded acreage, hunting properties, and recreational land in the Ozarks.

Tracy's specialty is helping clients navigate these unique properties. His experience includes:

  • Farms and ranches
  • Hunting land
  • Recreational properties
  • Timberland
  • Lake properties
  • Rural homes
  • Acreage and undeveloped land
  • Investment properties
  • Cattle and agricultural properties

For buyers, understanding the potential of a rural property often requires looking beyond the house or the number of acres. Terrain, water sources, timber, access, fencing, wildlife habitat, improvements, and surrounding land can all play an important role.

For sellers, effectively marketing rural property requires showcasing not only the property itself but also the lifestyle and opportunities it provides.

An Outdoorsman Who Understands the Land

Tracy's personal connection to the outdoors is an important part of his approach to real estate. As an avid hunter, fisherman, and outdoorsman, he understands why so many people are drawn to the land and recreational lifestyle found throughout the Ozarks.

That perspective can be particularly valuable when working with buyers searching for hunting land, recreational acreage, timberland, farms, ranches, and rural retreats.

Outside of real estate, Tracy enjoys hunting, fishing, boating, and coaching youth sports. He has also been involved with Ducks Unlimited and Fayetteville Youth Baseball, reflecting his continued connection to conservation, youth activities, and the Northwest Arkansas community.

Experience Beyond Real Estate

Before entering the real estate industry, Tracy spent five years working in Arkansas's poultry industry. That experience provided him with firsthand knowledge of one of the state's most important agricultural sectors and adds another layer of understanding when working with agricultural and poultry properties.

Tracy is also licensed to sell insurance products in Arkansas, giving him additional experience related to protecting property and investments.

Helping Buyers Find the Right Property

Whether a buyer is searching for a hunting retreat, working farm, cattle ranch, lake property, timber investment, recreational acreage, or a place to build a home, Tracy works to understand what the buyer wants to accomplish with the property.

Northwest Arkansas offers a tremendous variety of land and rural properties. From the hills and valleys around Huntsville and Madison County to the farms and acreage throughout Washington County and the surrounding Ozarks, each property has its own characteristics and opportunities.

Tracy's familiarity with the region allows him to help buyers evaluate properties based on both their immediate needs and long-term goals.

Helping Sellers Market Northwest Arkansas Property

Selling land or rural property requires a marketing strategy that reaches the right buyers. Acreage, farms, ranches, hunting properties, and recreational land can attract buyers from well beyond the immediate area.

Through United Country NWA Real Estate, Tracy combines local knowledge with the marketing resources of an established national real estate network. This allows his listings to be positioned in front of buyers searching for Northwest Arkansas property as well as buyers relocating to Arkansas from other parts of the country.
